Conforming Mortgage Products

Fixed-Rate (10, 15, 20 and 30 Year)

A 10, 15, 20 or 30 year fixed-rate, fully amortizing mortgage with conforming loan amounts. Monthly principal and interest payments remain level over the life of the loan. Requirements conform to FNMA (Fannie Mae) and FHLMC (Freddie Mac) guidelines.

Extendable Balloon (5/25, 7/23 and 10/20)

A fixed rate, level payment mortgage that is amortized over 30 years, but which has a balloon term of 5, 7 or 10 years. The mortgage contains a refinancing option the borrower may exercise when the balloon maturity date is reached. Requirements conform to FNMA (Fannie Mae) and FHLMC (Freddie Mac) guidelines.

First Time Homebuyers Program

3% down with the following conditions: 33/40 debt ratio, 1 month reserve requirement, cannot have ownership in a current property and 30 year fixed-rate program only.

Government Mortgage Products

FHA Fixed-Rate (15 and 30 Year)

This program features a constant fixed interest rate, fully amortized over the term. The principal and interest payments remain level over the life of the loan.

Farmers Home/Rural Purchase

You can finance 100% of the purchase price with 0% down and if the house appraises higher than the purchase price, you can finance the closing costs as well. Farmers Home Administration (FHA) charges 1 point to do this loan.

Non-Conforming Mortgage Products

Non-Owner Occupied

10% Down with seller concession of a maximum at 2%, 6 months reserve required. Fixed or adjustable programs are available.
